- Who are we? -

Revite was originally founded in 2021 by Jamie Danielson as a small fix-and-flip company out of Watertown, NY. Fast forward to 2023, when Austin Pertl, Jamie's son, decided to jump onboard, and the company is thriving like never before! The beginning of 2024 marks the date that Revite stepped foot in the KY real estate market. By the end of 2024, Revite can proudly say that they took 15 properties in KY alone to the closing table. Revite and their employees took 2024 to learn the ins and outs of off-market real estate in smaller markets so that 2025 could be the year to expand! Revite is now buying single-family, multi-family, land, and commercial property in multiple markets! Jamie and her son Austin are originally from Blaine, MN. So where did they decide to expand and place their focus? The Twin Cities! The dynamic family duo is back in town and ready to buy off-market properties, and A LOT of them!!!

- What’s the difference?  -

(On market vs. off)

Traditional lenders require a home appraisal so that they know the home is worth as much as they are financing. This reduces the bank's risk that the property will end up in foreclosure. In a cash sale, there is no lender, so there is no appraisal required.  This allows for a much quicker and smoother transaction for the seller.

One of the lengthiest steps of a traditional property sale is the underwriting of the mortgage itself. It takes an average of 30 to 60 days to complete, and there’s always a chance that the buyer's finances may change during the time between their pre-approval and the underwriting of the mortgage. For example, if the pre-approved buyer decides to buy a car in the time it takes to secure the loan for the property. Then that property loan could fail to be approved months later during the underwriting. The seller will then have to put the house BACK on the market and start the process all over again. A cash offer is simply stronger.

     

With some types of mortgages, like FHA, VA, and USDA loans, the buyer would be restricted to specific properties in a certain condition.
